1Consideration of investment opportunities

We continuously monitor the real estate market and simultaneously consider various options in order to choose the best investment opportunities. Detailed market analysis and commitment to site selection give us the assurance that we have chosen the best projects, in accordance with our investors’ needs. 

2Commercial concept

The selected projects need to be carefully analysed and a concept that gives the best return on investment needs to be created. The experience that we have gained by realising numerous projects and the information that we have at our disposal are used in order to ensure the best purpose for a given project, as well as the best opportunity for market success. 

3Financing

We make investments, represent investors, offer the service of raising the investment capital and offer mediation services in dealing with banks. In combination with other solutions in the capital market, we ensure the sufficiency of the planned budget required for the investment completion. We develop financial models, present them to the investors and banks and lead the entire financing process from its beginning to the end.

4Design

In collaboration with architectural offices, we provide the commercial idea with an appropriate design. We believe that creating a desirable atmosphere is essential during the project planning phase. We pay considerable attention to details, materials, visual impression, as well as functionality, practicality and safety. Every location requires consistency in terms of design, investment costs and market expectations.

5Obtaining permits

Harmonising conceptual design with regulations and possibilities regarding location is of the utmost importance, but it sometimes represents an unpredictable and demanding phase of a certain project. Detailed preparation, networking, timeliness and persistence are key factors in realisation of institutional matters and overcoming bureaucratic obstacles.

6Selecting contractors

We participate in drafting cost statements, tender organisation and collecting offers, all of which requires a proactive approach, experience and organisation. We always look at the process in a multidimensional way and adjust the selection of contractors to investment opportunities.

7Planning and managing works

Introduction into operation, construction monitoring and paying special attention to detail are the processes which require expertise and permanent access to the construction site and the project itself. We insist on continuous control of the implementation of works so that the project complies with the initial vision.

8Putting into service

A successfully completed project is our main reference, and its alignment with the investors’ wishes confirms the quality of our work. Even in the final phase of the project, we continue to pay attention to details in order to stay within the framework of obtained permits and get the project to the “ready-to-move-in” phase.

Who are we?

Our multidisciplinary team, with its broad spectre of knowledge and experience, covers all aspects of real estate investments.

Goran Barać

DIRECTOR

Goran has 15 years of work experience in financial and investment consulting. Before he founded the company GMBB d.o.o., Goran gained experience in managerial positions while working for two Croatian banks, and in the private sector where he worked on the development and financing of real-estate projects. In addition to the aforementioned, Goran is also an investor and a partner in the company LIBERFIN d.o.o. which allows him to operate in the field of financial and business consulting and offer intermediation services in dealing with banks. Now, he uses his experience in managerial positions in banking and the private sector to develop new investment opportunities in which he himself acts as an investor. Goran's main competencies relate to project development and management, structuring and managing complex business transactions, as well as financing and capital raising. In 2008, Goran graduated from the International Graduate Business School Zagreb (IGBS) / Kelley School of Business, Indiana University, where he earned his MBA in the field of Finance and Marketing. Prior to getting his MBA in 2006, he completed an undergraduate study programme at the Faculty of Economics & Business, University of Zagreb, specialising in International and Domestic Trade.

Marija Samardžija

INVESTMENT MANAGER

Before she started to work for our company GMBB d.o.o., Marija has gained 13 years of work experience in the banking sector, in positions of Business Relations Manager, Sales Director, Regional Assistant Director and Leading Sales Specialist. In working with business entities, she has gained significant experience in managing and financing investment projects, risk assessment, sales and acquisitions. Following that, she has gained experience in team management, human resource management, planning and monitoring of sales activities at the level of the branch, the region and the entire network, and she has also gained experience in sales support. Marija graduated from the Faculty of Economics & Business, University of Zagreb in 2008, specialising in Organisation and management.

Ivan Obućina

PROJECT MANAGER

Ivan has 10 years or work experience in the construction sector. He started his professional career in a small-scale enterprise, where he became acquainted with all aspects of design and supervision works, and following that, he worked for two leading Croatian design companies where he became familiar with all phases of the project, ranging from its idea and concept, the project documentation, all the way to the final cooperation with contractors on the site, as well as active problem-solving, quality control and the amount of work performed. In addition to his experience in design and supervision, Ivan also has experience in running individual and group projects within the investment cycle, project management, controlling and recording project status while monitoring the fulfilment of the planned project budget, and he has experience in working on EU-funded projects. After completing the XV Gymnasium in Zagreb, Ivan enrolled at the Faculty of Civil Engineering, University of Zagreb, where he graduated in 2011, specialising in Hydraulic engineering. In 2016, Ivan also became a Certified Civil Engineer and a member of the Croatian Chamber of Civil Engineers.
